Vacation rental owners hire from three different categories of vendors. They're often confused for each other but they do fundamentally different work.

Before we explain the three categories of vendors, here's the honest landscape:

Most owners who switch to GuestSet Pro come from a solo cleaner or franchise maid service that wasn't built for vacation rental cycles. They wanted reliable cleaning with documentation; their previous vendor delivered cleaning without the documentation.

A smaller group switches from another vacation rental cleaning company that didn't have the technology infrastructure or the operational depth to handle the work well.

Independent Cleaner

Solo operators or small cleaning crews

What they are

Solo operators or small cleaning crews. Some specialize in vacation rentals; many take vacation rental work alongside residential cleaning. Often local, often informal.

What they do well

  • Show up and clean a property between guests
  • Generally lower cost per cleaning than category 2 or 3
  • Direct relationship — you know who's cleaning
  • Flexibility for unique requests

What they typically don't do

  • Documented hospitality standards or custom checklists
  • Photo verification on every clean
  • Backup coverage when the cleaner is unavailable
  • Issue reporting systems
  • Linen tracking, supply management, vendor coordination
  • Smart lock troubleshooting or guest communication

Best fit for

Owners who want minimal cost, are local enough to handle operational issues themselves, and have time to manage the cleaner relationship directly. Works well for small portfolios where the owner is hands-on.

Risks to know

If your cleaner cancels or quits, you scramble. If something goes wrong on turnover day, you handle it yourself. If you're out of state, you're flying blind on whether the property is actually guest-ready.

Category 2
Full Property Management Company

Florida-licensed brokerages on percentage commission

What they are

Florida-licensed real estate brokerages that take comprehensive responsibility for your vacation rental — typically including listing, marketing, booking, guest communication, dynamic pricing, cleaning, and operations. Compensation usually 18–25% of booking revenue.

What they do well

  • List and market your property across multiple platforms
  • Set and adjust pricing dynamically
  • Handle guest inquiries, bookings, and communication
  • Process refunds and resolve disputes on your behalf
  • Coordinate cleaning and maintenance
  • Provide a fully hands-off ownership experience

What you give up

  • 18–25% of every dollar your property earns
  • Direct control over guest interactions
  • Direct relationship with cleaners (typically subcontracted)
  • Listing voice and brand control

Best fit for

Out-of-state owners. Owners who don't want to think about their property at all. Owners with single properties who don't want to learn the booking platform tools. Owners in markets where dynamic pricing expertise drives meaningful revenue gains.

Risks to know

Quality of cleaning often suffers because PMs subcontract to whoever is cheapest. Guest communication is professional but generic. Listing optimization quality varies wildly by company. Some PMs are excellent; others collect commission while delivering little.

Cleaning + Operations Vendor (Like GuestSet Pro)

Cleaning-led, with operational depth layered on top — flat-rate, no commission

What they are

Specialized vendors focused on the operational layer of vacation rentals — cleaning, supplies, inspections, maintenance coordination, and at higher tiers, operational support. Flat-rate fees, never percentage. Don't list properties or hold guest payments.

  • Take a percentage of your booking revenue

Best fit for

Owners who handle their own bookings (or are willing to) but need an operational backbone. Owners who want documented, transparent service with photo proof of work. Portfolio owners who want professional operations without paying 20% commission per property. Owners in coastal or premium markets where property condition heavily impacts review scores.

Most vacation rental owners discover that the front-end work (listings, pricing, bookings) is something they can handle themselves with modern tools — but the back-end operational work is where they need professional help. This category serves that specific need without bundling things owners don't actually need.

Three quick questions to figure out which category fits.

Question 1: Do you want to handle bookings yourself?

If no — you want category 2 (full PM). The percentage they charge is the cost of being fully hands-off. If yes — categories 1 or 3 are options.

Question 2: Do you need backup, documentation, and operational depth?

If no — category 1 (independent cleaner) might be enough. You'll save money but you're on your own when things go wrong. If yes — category 3 (hospitality services vendor) is the fit.

Question 3: Are you in a premium market where property condition heavily impacts reviews?

If yes — you almost certainly want category 3 with at least Property Readiness. The cost of an inconsistent cleaner showing up at a $400/night property is one bad review that drops your search ranking for months.
