Savings Comparison

What does a 20% property manager actually cost you?

If you're paying a percentage-based property manager, this calculator shows exactly how much of your booking revenue is going to them — and how much you'd keep with flat-rate operations instead.

Why this calculator exists.

Florida vacation rental property managers typically charge 18–25% of booking revenue. Some take a flat percentage, some take a sliding scale, some add fees on top. The structure is the same: as your property grows, so does their cut.

Many owners we talk to don't realize how much revenue is going to their PM until they do the math. Then they realize they're paying $20,000+ a year for services that could be delivered for a flat rate.

This calculator shows you the comparison in real numbers, against your actual property revenue.

Important: full property management has real value if you genuinely need it.

If you live out of state, can't handle bookings yourself, and need someone to optimize your listing — pay the percentage. It's worth it. This calculator helps you decide whether you actually need that level of service or whether flat-rate operations would serve you better.

When staying with your property manager makes sense.

We don't try to convert every prospect. If two or more of these apply to you, your PM is probably worth what they charge:

  • You don't want to handle bookings, guest inquiries, or pricing decisions yourself
  • Your PM is actively optimizing your listing and you can see the revenue impact
  • You live out of state and want someone fully empowered to make decisions
  • Your property is in a market where dynamic pricing expertise drives meaningful revenue gains
  • You don't want any operational decisions in your court

If most of those don't apply — if you're already handling bookings and just need someone to handle the property side — you're in the GuestSet Pro sweet spot.

If switching from a percentage-based PM, we recommend giving them 30-day notice per your existing agreement. We can start service the day after their last day.
