Cleaning fees by property size.
Standard turnover cleaning is priced by property size. The fee covers everything in our 75-Point Foundation Checklist — trash removal, full bathroom and kitchen reset, bedroom staging, linen swap (up to 3 loads), photo documentation, and the Triple Guarantee.
Final pricing is confirmed during your property audit because we look at finishes, complexity, and your specific cleaning standards — but the ranges below tell you what to expect.

Every clean comes with the Triple Guarantee.
Regardless of which property size you're at, what operational level you're on, or how complex your turnover is — the Triple Guarantee applies to every clean.
Guarantee 1 — Done Right
The Guest-Ready Guarantee
If something is missed, we come back and fix it at no charge. If we still do not make it right, we credit the full cost of the clean.
Guarantee 2 — On Time (Capped)
The Same-Day Coverage Guarantee
If we fail to complete a confirmed same-day turnover before guest arrival, we cover the cost of the clean and pay for your guests' dinner — up to $150 — while we complete the job.
Guarantee 3 — Fully Visible
The Owner Visibility Guarantee
Real-time updates throughout every turnover — en-route, on-site, mid-clean, and final guest-ready confirmation.
Deep clean pricing
When you need more than a turnover.
Deep cleans go beyond standard turnover scope — interior oven and refrigerator cleaning, cabinet and drawer interiors, baseboards, grout scrubbing, heavy degreasing, mattress vacuuming. Recommended at least annually, after stays exceeding 30 days, after owner occupancy, or whenever buildup exceeds standard turnover scope.
Deep clean pricing
Generally 1.5x to 2.5x the cost of a standard turnover for the same property. Exact pricing confirmed during scheduling based on scope.
Deep clean discounts at higher operational levels:
- Property Readiness: 20% off scheduled deep cleans
- Guest & Asset Assurance: 50% off scheduled deep cleans
- Complete Property Operations: 50% off scheduled deep cleans plus rotating deep tasks included with each turnover
Extended stay cleaning
Long stays need different cleaning.
Extended stays — bookings longer than 14 days — require a different labor profile than a turnover. Cleaning around a guest's belongings takes 20-30% longer than cleaning an empty house.
Extended stay rules:
- Bookings over 10 nights require a mandatory mid-stay clean (at guest or owner expense)
- Stay-Over Clean (linen swap + surface wipe): 75% of standard turnover rate
- Full Mid-Stay Clean (full reset while guest is present): 110% of standard turnover rate
- Bookings over 21 days incur a $50 Deep Reset fee on the final turnover
