The logic of operational add-ons

Why operational add-ons exist.

Some owners need a clean and nothing else. They run their own operation, manage their own supplies, communicate with their own guests, and handle maintenance themselves. For them, our cleaning service is sufficient — and that's why our entry level (Cleaning Operations) is $0/mo plus the cleaning fee.

Other owners need more. They're remote, scaling, juggling multiple properties, or simply tired of running supply errands at 7am on Saturdays. For them, operational support layered on top of cleaning lets them focus on the parts of vacation rental ownership they actually want to do.

Our four operational levels exist because owners' needs differ. Pick the level that matches what you actually need — not the level you think sounds most premium.

Most appropriate for active vacation rentals where the operational support pays for itself — typically properties grossing $4,000+ per month.

Guest & Asset Assurance — Why the Annual Reset Matters

Why Guest & Asset Assurance is structured as a year-round subscription.

Florida vacation rental occupancy drops sharply in September and October. For most properties this means turnover volume falls off the calendar — and most cleaners disappear during these months along with the work.

Guest & Asset Assurance is structured differently. The continuous monthly fee through Sept/Oct is what funds your Annual Performance Reset — an 8-hour full-day restoration we perform during the slower season when our team has capacity that wouldn't otherwise be deployed at your property. Mechanical health check, hardware tightening, comprehensive inventory audit, restoration to "Day 1" condition.

In other words: your year-round subscription doesn't pause when occupancy does. The labor we'd be deploying during high-occupancy months gets reallocated to deep restoration work during low-occupancy months. Same monthly cost; different work mix; significantly more value than a per-clean cleaner could ever deliver.

This is why Guest & Asset Assurance makes economic sense as a subscription rather than à la carte services. The Annual Reset alone would cost $400+ priced as a standalone — uneconomic on a per-event basis but genuinely free as part of continuous service.

What the owner keeps control of

Even at Complete Property Operations, you remain in control.

This is essential to how we operate — and to how we stay clearly outside Florida property management regulation. At every level, including Complete Property Operations:

  • You remain the host of record on your listing platforms
  • You remain the merchant of record — guest payments flow to your accounts
  • You keep your bank account, listing ownership, and platform relationships
  • You approve pricing rules — we recommend, you decide
  • You approve refunds and booking policies
  • You remain responsible for taxes, licenses, and legal compliance

We provide the operational layer. You remain the rental business. This boundary is what keeps us as a hospitality services vendor rather than a property management company.

Extended Stay & Mid-Stay Cleaning

Long stays need different cleaning, not the same cleaning.

Why we don't take a percentage

Flat-rate by design — your upside stays yours.

Traditional property managers take 15–25% of your booking revenue. That structure gets expensive fast as your property grows. With us, if your property doubles its bookings next year, your management fee stays the same. You keep all the upside.

Important distinction: we're a hospitality services vendor, not a property management company. Your bookings stay between you and your platform. Your money stays yours. We don't list properties, hold guest payments, or act as your real estate agent.
