The 5-phase method
Every clean follows the same five phases, in order.
This sequence isn't arbitrary. Each phase prepares the next one. Skip a phase, do them out of order, or rush through them, and the next clean shows it. The system is enforced digitally — our cleaners can't mark steps complete out of order.

Launch & Staging
Apply dwell-time agents. Start laundry and resets. Remove trash and staging items so surfaces are treated before cleaning starts.

Dry Removal (High to Low)
Dust and debris removed top to bottom — ceilings, vents, fixtures, then walls, shelving, furniture, then floors last.

Phase 3
Wet Surface Sanitation
Sanitize all high-touch and wet areas — kitchens, bathrooms, fixtures, appliances. Hygiene, not just appearance.

Floors & Edges
Vacuuming. Mopping. Edge detailing. Floors get fully reset. Edges and corners are where most cleaners cut corners — we don't.

Reset & Final Touches

Customization
The 75-point foundation is the floor, not the ceiling.
Every property is different. Beyond the foundation, three customization layers tailor the clean to your specific property.
Layer 1
Property-Specific Items
Things unique to your property — hot tub steps, grill reset, patio cleanup, bunk room setup, pool towels, beach gear inventory. Captured during your audit and added permanently to your custom checklist.
Layer 2
Owner Standards
Your specific preferences — towel fold style, bed staging method, welcome setup, thermostat settings for arrival, preferred products. The little things that make 'clean' into 'the way you want it.'
Layer 3
Revenue Add-Ons (Optional)
Mid-stay cleans, linen service, fridge stocking, damage inspections, maintenance checks, guest welcome setups. Available on most tiers; some require Pro or above.

Two services
Turnover clean vs. deep clean.
Most owners use both. Turnover cleans handle the day-to-day. Deep cleans handle the things turnovers can't get to.
Turnover Clean
The standard between-guest reset.
The 75-point foundation plus your custom layers. Designed to take a checked-out property and return it to guest-ready. Typically 2–4 hours.
Includes:
- Full 75-point foundation checklist
- Your property's custom layered items
- Photo verification on every visit
- Documentation of any issues
- Restaging for guest arrival
Does NOT include:
- • Inside the oven beyond surface wipe
- • Behind appliances (refrigerator, stove)
- • Detailed baseboards across all rooms
- • Ceiling fans and light fixture interiors
- • Inside cabinets and drawers (beyond the kitchen check)
- • Window cleaning beyond mirrors and visible glass
- • Carpet shampoo or deep extraction
Deep Clean
Periodic deeper service.
Recommended quarterly for active vacation rentals. Typically 4–8 hours depending on property size.
Adds:
- Inside oven, behind oven racks
- Behind and under refrigerator and stove
- Detailed baseboards in every room
- Ceiling fans, light fixtures, vents
- Inside cabinets and drawers
- Window cleaning (interior)
- Carpet spot treatment or full vacuum extraction
- Detailed dusting of all reachable surfaces
- Bathroom grout and caulk attention
Cleaning quality across tiers
Cleaning quality doesn't change between tiers.
