Scope of licensing

What we are NOT licensed to do.

American Cleaning Innovations is a registered hospitality services provider in Florida. We carry commercial general liability, umbrella, and workers' compensation insurance as disclosed above.

However:

  • • We are not a Florida-licensed real estate broker or brokerage firm. We do not hold a license under Chapter 475 of the Florida Statutes.
  • • We are not a licensed property management company. We do not perform property management services that require a real estate broker license — including negotiating leases, holding rental income or security deposits in trust, or representing owners as their agent in real estate transactions.
  • • We are not licensed to perform structural construction, electrical work, plumbing work, or HVAC work above Florida licensing thresholds. For those services, we coordinate with appropriately licensed contractors.
  • • We are not a Florida licensed insurance broker. We can't recommend or sell insurance products. If you need short-term rental insurance, talk to a Florida-licensed insurance agent.

If you need any of the services above, we can refer you to appropriately licensed professionals in Brevard County.

Damage and claims

What happens when something goes wrong.

If we damage something

Document it with photos, report it to us within 24 hours, and before the next guest occupies the property. Our insurance handles legitimate claims. You won't be billed for cleaner-caused damage.

If a guest damages something

We document it during turnover with photos and timestamps. Then we help you file a claim against the guest's deposit, the platform's resolution program (Airbnb Aircover, VRBO Stay Protection), or your own short-term rental insurance. We don't pay for guest damage — but we make claim recovery easier with our documentation.

If wear and tear happens over time

Normal wear is your responsibility. We track linen and supply condition so you know what needs replacement before guests notice.
